We selected eco-friendly rigid PVC membranes which are similar to asphalt shingles but more durable.
The membranes worked well for our roofing installation because it was resistant to wear and tear, yet it held its quality and strength. If you live in an area that experiences heavy foot traffic or has a lot of rain, this roofing system is a good choice. It holds up well even during heavy storms and can be installed on asphalt shingles. You do not have to remove the older shingles and replace them with new ones. Also, the installation is quick and easy.
If you are interested in commercial roof installation, I would suggest going with a roofing system that uses a form of rigid PVC membrane instead of asphalt shingles. The reason is that they are a little bit stronger and do not require the same number of repairs. You can repair damage quickly without spending money on expensive roofing materials. If you are considering any commercial roofing system, be sure to ask the contractor if the commercial roofing system that they are using can stand up to heavy foot traffic, extreme weather conditions, and constant maintenance.
The last residential roofing project we did was on a home in Mobile, Alabama. Our client chose to use metal roofing materials. They went with traditional metal roofing products but opted for modified bitumen roofing systems. It turned out great! The contractor did a great job of installing the metal roof materials as well as installing a special fire resistant membrane.
There are many advantages to using this type of commercial roofing system, and the contractor did a great job. However, there were some disadvantages. First, the installation took longer than the average roof installation. Also, we had trouble reaching the attic because it was so cold and windy there. During the cold months, the temperature on the roof wasn’t that hot, but it got very warm in the summer.
After several months of having the new roof installed, our client realized that the commercial roofing project had taken much longer than he anticipated. He called us to complain and within a few weeks had a new roof on his home. What went wrong? Well, the contractor didn’t want to use traditional roofing materials, so he recommended that we use the modified bitumen roofing system.
Some roofing contractors are okay with using these kinds of roofing systems, and it is often used by them. However, I would never recommend anyone use it for any type of commercial roofing project, because the roofing material gets very slippery when wet. Also, the cost to install this type of roof is much higher than regular flat roofing systems. For example, we had to put in a skylight for our client’s basement. It cost him almost twice as much to install the skylight there than it would have cost to install commercial low-slope roofing systems.
With all the problems that we encountered with the modified bitumen roof, we finally decided to try one of the commercial roofing systems that I’d read about called “built-in roofing.” The only problem was that it required a special permit to do a roof replacement, and there weren’t any around to buy from the hardware store. It looked like a good idea, however, because the guy did tell us that he had put a bunch of them on roofs he repaired over the years. With the water leaking from my roof, I didn’t think that it would be too hard to get the water out of the walls, so he told me that he could probably retrofit the whole thing.
